GENERAL TERMS AND CONDITIONS

our prices include:

• high quality beddings and towels, dish-towels, toiletries and guest amenities
  
• dedicated parking places right in front of the house
• use of the pool for apartments A, B, C, E
  
• use of the common spaces, children's corner, garden with a fireplace and grill
  
• high speed WiFi connection
• childen's equipment [cots, bathinettes, baby care mats, highchairs, stools, potties]
  
• heating, electricity and water consumption, municipal taxes
  

our prices do not include :

• reversible deposit, which covers possible damages caused by the guests [EUR 100 per apartment and EUR 50 per guest room]
• extra bed in guest rooms or apartments [available for EUR 12 per person and night]
  
• unoccupied bed in triple guest rooms [available for EUR 6 per bed and night]

• use of the pool for the guest rooms and apartment D [available for EUR 3 per person and day, wellness towel included]
  
• cleaning of the kitchen and dishes [EUR 20, only when not clenaed by the guest upon the check-out]
  

booking and payment conditions

• after receiving your enquiry your reservation will be pre-confirmed and valid for 7 day [preliminary reservation]
  
• together with the preliminary reservation you'll receive the payment guidelines [we kindly request pre-payment 50% of the total price]; your reservation is confirmed after crediting our account
  
• the after-payment is due upon arrival
  
• for selected periods we kindly ask for the after-payment before the arrival; the notification would be a part of the preliminary reservation
  
• reversible doposit is due upon arrival
  
• arrival time 16:30 - 20:00; departure time till 10:00

discounts

• 100% - children under 3 [no regular bed] in the guest rooms; cots with bedding is provided for free - please ask in your reservation
  
• children under 6 in the guest rooms [regular bed or extra bed]: EUR 12 per person and night
  
• extra bed in the guest room [folding bed 80 x 200 cm] EUR 12 per person and night
  
• 10% - regular guests - the second and every other stay [discount of the price for final cleaning is not provided]
  
• discounts can't be cumulated

cancellation fees

• up to 45 days before arrival: EUR 50
  
• 44 - 30 days before arrival: 10% of the total price, EUR 50 min
  
• 29 - 15 days before arrival: 30% of the total price, EUR 50 min
  
• 14 and less days before arrival: 50% of the total price, EUR 50 min
• cancellation after arrival: 100% of the total price
